Lessard is master planning the phased redevelopment of this 14-acre mixed-use parcel in Fairfax, VA. The project’s goal is to re-plan site circulation and re-align the layout of existing residential, retail and office areas to create a site dynamic that is more condusive to a successful urban living experience. 600-units in three existing high-rise apartment buildings and one existing 40,000 square foot commercial building will be renovated to upgrade their dated exterior appearance.
New building plans include a 20,000 square foot grocer and 22,000 square foot community building with centralized community amenities, including state-of-the-art features such as an indoor lap pool, demonstration kitchen, Wii video gaming room and virtual golf simulator, to target a changing demographic in the area. Up zoning at the property may also contribute an additional 200-units of new construction planned for the future.
The renovation scope for this project specifically includes repair, upgrade or overcladding of the full exterior façade of each of three high-rise and one 4-story commercial office building. Metal panel and EIFS wall systems are being used to embellish the existing building’s bones and invigorate an outdated architectural character.
