Lessard is master-planning this phased revitalization of a 27-acre mixed-use community in Silver Spring, MD. Considerations include intent to reposition this mixed-use property as a revitalized community with a distinct sense of place within a dense urban fabric. Work includes leading the design team to define scope for the phased renovation of three high-rise apartment buildings in need of an invigorated appearance, expanded amenity features, upgraded building systems, and extensive structural and environmental remediation.
Renovation scope specifically includes repair of the full exterior façade due to latent structural defects and deterioration of waterproofing systems. Up to six courses of masonry will be removed and replaced at each floor level of two high-rise buildings in order to correct deficient design conditions from original construction. New metal stud and EIFS-clad architectural features will be installed to invigorate the façade’s existing and create a design language to promote a sense of community for this urban apartment campus.
